Role: Enforces the state’s mandatory risk-management filters. To activate or renew an independent home inspector license in Washington, a professional must prove financial responsibility by filing continuous proof of at least one of four strict structural tracking options:
A valid Errors & Omissions (E&O) insurance policy carrying a minimum coverage of $25,000.
A valid continuous $25,000 surety bond.
A $12,500 surety bond combined with a $25,000 non-occurrence-based E&O policy.
A $25,000 assigned account held by the state.

Role: To qualify for an initial Home Inspector License in Washington, an applicant must be at least 18 years old, fully disclose any relevant background history to the DOL, and satisfy a rigid 160-hour combined classroom and experiential framework:

Washington home inspector licenses operate on a two-year renewal cycle, expiring explicitly on the practitioner’s second birthday following the initial date of issuance. To successfully maintain active, compliant status, independent operators must document and complete 24 total hours of board-approved Continuing Education (CE) within every 24-month period, which must be uploaded directly through their SAW accounts.
