Why Home Inspectors Need Specialized Insurance
The two policies do different jobs — one covers your work, the other covers your presence on site.
Errors & Omissions (Professional Liability)
E&O insurance is your primary defense against claims that you made a mistake or missed a significant defect during an inspection.
- The “Missed” Defect: If a client discovers a cracked heat exchanger or a structural foundation issue six months after moving in, they may sue you for the repair costs, claiming you should have caught it.
- Legal Defense Costs: Even if you did everything right, defending yourself in court is expensive. E&O covers your legal fees and any resulting settlements.
- Peace of Mind: It allows you to perform your job confidently, knowing that a single oversight won’t result in personal financial ruin.
General Liability
While E&O covers your work, General Liability covers your physical presence on the property.
- Bodily Injury: If a homeowner or real estate agent trips over your ladder or equipment and gets injured, GL covers their medical expenses and your legal liability.
- Property Damage: If you accidentally leave a sink running while testing it and cause water damage, or if you step through an attic ceiling, GL pays for the repairs.
- Agent/Realtor Protection: Many real estate offices will not allow you onto a property or put you on their “preferred vendor” list unless you can provide a certificate of General Liability insurance
