municipal rules may apply
The home inspection industry in Mississippi is strictly regulated at the state level by the Mississippi Home Inspection Division, which operates in conjunction with the Mississippi Appraisal Board (MAB) (and historically the Mississippi Real Estate Commission).
Because Mississippi features intense coastal weather dynamics along the Gulf, extreme summer humidity, sub-surface moisture issues, and severe termite and wood-boring insect pressures, the state maintains explicit licensing barriers, age prerequisites, and strict insurance thresholds.
1
State & Regional Associations (Independent & Chapters)
Mississippi InterNACHI Chapter Network
Statewide
Focus / Coverage: Statewide (Active regional divisions across Jackson, Biloxi/Gulfport, and Hattiesburg)
Description: A localized network connecting Mississippi-licensed Certified Professional Inspectors (CPIs). The group focuses heavily on helping inspectors expand past standard structural reviews into critical, high-revenue regional additions. They coordinate specialized workshops for wind mitigation reporting (essential for coastal insurance policies) and advanced thermal imaging to track moisture paths driven by heavy Southern downpours.
ASHI Deep South / Mid-South Chapters
Regional
Focus / Coverage: Statewide / Multi-State Regional Border Zones
Description: The primary local affiliates of the American Society of Home Inspectors (ASHI). These chapters carry exceptional compliance weight because the Mississippi board officially incorporates the ASHI Standards of Practice and Code of Ethics as the legal baseline governing how an inspection report must be executed. The chapters provide focused exam preparation and peer review to keep inspectors aligned with state mandates.
2
State Regulatory, Compliance, & Financial Authorities
Mississippi enforces comprehensive statutory mandates under Miss. Code Ann. § 73-60-1, monitoring active licensees through strict structural reporting and insurance tracking.
Mississippi Home Inspection Division
Regulatory Authority
Agency: Mississippi Appraisal Board (MAB)
Location: Jackson, MS
Role: The ultimate regulatory authority. This board reviews all applications, approves pre-licensing education providers, enforces background checks, and manages the official state database. They also oversee the special “NH” (New Home) Designation, which requires an inspector to also hold an active residential builders/contractor license to inspect newly constructed homes.
MAB Financial Assurance and Insurance Tracking Division
Enforcement
Role: Mandates and continuously audits the state’s tight financial protection rules. To hold an active independent license, the individual’s name must be explicitly listed on a Certificate of Insurance (COI) proving a minimum of $250,000 in General Liability insurance AND a separate $250,000 in Errors and Omissions (E&O) insurance per occurrence.

State-Approved Educational & Licensing Pathways
Mississippi enforces explicit criteria for initial license applicants, including a minimum age barrier that is higher than most neighboring states. To qualify, an applicant must be at least 21 years of age, possess a high school diploma or GED, complete an approved 60-hour pre-licensing course of study, pass a background check, and successfully pass the National Home Inspector Examination (NHIE).
Licenses are valid for two years, requiring the completion of 20 hours of board-approved Continuing Education (CE) every renewal cycle.
The National Home Inspector Exam (NHIE)
Credentialing Exam
Role: The compulsory examination standard officially mandated by the division. Computer-based testing facilities are distributed via third-party proctors across Jackson, Biloxi, Meridian, Cleveland, and Brookhaven.
Inspection Certification Associates (ICA) & American Home Inspectors Training (AHIT)
Approved Provider
Focus / Coverage: Board-vetted educational pathways with localized Gulf Coast building modules.
Description: Top-tier, approved training providers delivering the core 60-hour technical layout. Coursework places specific emphasis on Deep South building pathologies, including crawlspace moisture management, pier-and-beam leveling, and roof flashing techniques tailored to high-wind zones.
