Licensing Pathway
Role: To qualify for an initial Home Inspector License in South Carolina, an applicant must be at least 18 years old, possess a high school diploma or equivalent, and successfully clear the state through one of two strict regulatory pathways before scheduling examinations through PSI:
Track A: The Education Route
The complete execution of a minimum of 120 clock hours of a formal, single home inspection course approved explicitly by the Commission. (Note: South Carolina strictly dictates that this must be a single, cohesive 120-hour curriculum—multiple smaller modular courses cannot be added together to satisfy the requirement.)
Track B: The Experiential Route
Submitting documented, signed evidence showing a minimum of one (1) full year of experience as a home inspector under the direct physical direction and supervision of a licensed home inspector, residential builder, general contractor, engineer, or registered architect; OR providing manual proof of having personally executed a minimum of 50 residential home inspections (evidenced by submitting the name, address, phone number, and full summary page of each report to the Commission for audit).
The Dual-Exam Testing Mandate
Upon securing board approval for either track, the candidate receives an eligibility letter to take two mandatory examinations via PSI:
The Core Exam:
The National Home Inspector Examination (NHIE) OR the South Carolina State Home Inspector Examination.
The Legal Exam:
The South Carolina Residential Business Management and Law Examination.

Licenses operate on an annual renewal cycle based on the original date of issuance. To successfully maintain active, compliant credentials, practitioners must complete 12 total hours of board-approved Continuing Education (CE) within every 12-month period.
