South Carolina Home Inspector Directory

No Licensure municipal rules may apply
The home inspection industry in South Carolina is strictly regulated at the state level under the South Carolina Residential Builders Commission, a branch operating within the South Carolina Department of Labor, Licensing, and Regulation (LLR).
South Carolina maintains an intense and unique testing structure. Rather than just clearing the national building science exam, candidates must clear a dual-tiered state examination format that includes a heavily technical regional component along with a dedicated legal and business framework. Climatically, Palmetto State properties face demanding Southern realities—including high-humidity coastal crawlspace moisture rot and structural wind pressures across the Lowcountry, expansive soils in the Midlands, and severe subterranean termite and wood-destroying organism (WDO) infestations statewide.

State-Specific Powerhouses & Regional Coalitions

Because South Carolina features a highly protective, real-estate-integrated regulatory system, specialized state-level institutions and localized training authorities act as the primary conduits for field alignment.

SCAHI (South Carolina Association of Home Inspectors)

Statewide
Focus / Coverage: Statewide Advocacy & Legislative Interface
Description: The premier, independent state-specific non-profit coalition for South Carolina home inspectors. SCAHI acts as the core administrative and technical voice for independent practitioners interfacing with LLR in Columbia. The association publishes localized reporting language and coordinates multi-day educational conferences that focus tightly on Southern building pathologies—notably EIFS/stucco moisture mapping, coastal hurricane strap compliance, and sub-floor wood rot mitigation in high-humidity crawlspaces.

South Carolina ASHI Chapter (SC-ASHI)

Statewide
Focus / Coverage: Statewide Network / Localized Metro Hubs
Description: A highly prominent regional affiliate of the American Society of Home Inspectors. In close synchronization with LLR standards, SC-ASHI runs vital peer-review roundtables and exam-preparation study blocks. They place massive educational emphasis on helping new entrants master report-writing protocols that cleanly distinguish cosmetic issues from state-defined structural material defects.

InterNACHI South Carolina Certified Inspectors Network

Statewide
Focus / Coverage: Statewide
Description: A vital networking grid connecting South Carolina-licensed Certified Professional Inspectors (CPIs). Since South Carolina requires 120 continuous, non-aggregated training hours for standard entry, this network serves as an essential peer hub. They focus heavily on supplying members with certifications in highly profitable ancillary lines demanded by South Carolina buyers, such as private well-water chemical profiling and advanced mold testing.

State-Approved Educational & Dual-Pathway Entry Tracks

The Two Entry Tracks & Dual-Exam Mandate

Licensing Pathway
Role: To qualify for an initial Home Inspector License in South Carolina, an applicant must be at least 18 years old, possess a high school diploma or equivalent, and successfully clear the state through one of two strict regulatory pathways before scheduling examinations through PSI:

Track A: The Education Route

The complete execution of a minimum of 120 clock hours of a formal, single home inspection course approved explicitly by the Commission. (Note: South Carolina strictly dictates that this must be a single, cohesive 120-hour curriculum—multiple smaller modular courses cannot be added together to satisfy the requirement.)
Track B: The Experiential Route
Submitting documented, signed evidence showing a minimum of one (1) full year of experience as a home inspector under the direct physical direction and supervision of a licensed home inspector, residential builder, general contractor, engineer, or registered architect; OR providing manual proof of having personally executed a minimum of 50 residential home inspections (evidenced by submitting the name, address, phone number, and full summary page of each report to the Commission for audit).

The Dual-Exam Testing Mandate

Upon securing board approval for either track, the candidate receives an eligibility letter to take two mandatory examinations via PSI:

The Core Exam:

The National Home Inspector Examination (NHIE) OR the South Carolina State Home Inspector Examination.

The Legal Exam:

The South Carolina Residential Business Management and Law Examination.
Licenses operate on an annual renewal cycle based on the original date of issuance. To successfully maintain active, compliant credentials, practitioners must complete 12 total hours of board-approved Continuing Education (CE) within every 12-month period.
