Nevada Real Estate Division (NRED)
Regulatory Authority
Location: Las Vegas and Carson City, NV
Role: The ultimate regulatory authority. NRED issues credentials, approves pre-licensing training courses, processes biennial renewals, and enforces the official Nevada Standards of Practice and Code of Ethics (NAC 645D).

Enforcement
Role: Verifies the state’s strict mandatory insurance and background thresholds. To secure and keep a license active, an inspector must provide proof of a minimum of $100,000 in Errors and Omissions (E&O) insurance and at least $100,000 in General Liability insurance. Additionally, applicants must clear a background check through the FBI and Nevada Department of Public Safety (DPS) via fingerprinting.
Nevada Department of Agriculture (NDA) - Pest Control Section

State-Approved Educational & Tiered Licensure Pathways
Nevada's Three-Tiered Licensing System
Tiered Licensure
Role: Nevada operates a strict, three-tiered licensing system based on experience, and all initial pre-licensing hours must be approved by NRED:
Certified Inspector Trainee
Requires completing a minimum of 40 hours of NRED-approved pre-licensing instruction and passing the Nevada Home Inspector Examination (which incorporates the National Home Inspector Exam paired with Nevada real estate law). Trainees must work under the direct physical supervision of a Master Inspector.
Certified Residential Inspector
To move up, an inspector must log at least 25 supervised inspections while holding a trainee certificate. This license allows them to independently inspect 1-to-4 unit residential properties.
Master Inspector
Granted to professionals with at least three consecutive years of active Nevada experience as a Residential Inspector who have executed a minimum of 250 paid inspections. Masters are authorized to train and supervise Trainees.
Licenses renew biennially, requiring 20 hours of NRED-approved Continuing Education (CE) every 2-year cycle.
