Mississippi

E&O + GL municipal rules may apply
The home inspection industry in Mississippi is strictly regulated at the state level by the Mississippi Home Inspection Division, which operates in conjunction with the Mississippi Appraisal Board (MAB) (and historically the Mississippi Real Estate Commission).
Because Mississippi features intense coastal weather dynamics along the Gulf, extreme summer humidity, sub-surface moisture issues, and severe termite and wood-boring insect pressures, the state maintains explicit licensing barriers, age prerequisites, and strict insurance thresholds.

State-Approved Educational & Licensing Pathways

Mississippi enforces explicit criteria for initial license applicants, including a minimum age barrier that is higher than most neighboring states. To qualify, an applicant must be at least 21 years of age, possess a high school diploma or GED, complete an approved 60-hour pre-licensing course of study, pass a background check, and successfully pass the National Home Inspector Examination (NHIE).
Licenses are valid for two years, requiring the completion of 20 hours of board-approved Continuing Education (CE) every renewal cycle.

The National Home Inspector Exam (NHIE)

Credentialing Exam
Role: The compulsory examination standard officially mandated by the division. Computer-based testing facilities are distributed via third-party proctors across Jackson, Biloxi, Meridian, Cleveland, and Brookhaven.
