The home inspection industry in Louisiana is strictly regulated under the Louisiana Home Inspectors Licensing Act (La. R.S. 37:1471–1489). Oversight, strict rules enforcement, and consumer protection are controlled exclusively by the Louisiana State Board of Home Inspectors (LSBHI).
Because Louisiana features sub-tropical climates, heavy coastal storm exposures, elevated risk of structural wood rot, extensive termite pressures, and distinct regional framing methods (including historic pier-and-beam structures common in southern river parishes), the state mandates an extensive, multi-step pathway to legal licensure.

State-Approved Educational & Licensing Pathways

Louisiana enforces a strict 120-hour multi-tier framework for initial licensing: applicants must complete 90 hours of state-approved classroom or hybrid instruction, followed by 30 hours of hands-on field training including exactly 10 live home inspections conducted under the direct physical oversight of an LSBHI-approved In-Field Trainer.
Applicants must also clear a formal state background check with fingerprinting, attend a mandatory LSBHI Standards of Practice and Report Writing Seminar, and pass the National Home Inspector Examination (NHIE).
Licenses must be renewed annually. First-year inspectors must complete 30 hours of continuing education (CE) for their first renewal (maximum 10 hours online). In subsequent years, inspectors must complete 20 hours of approved CE annually (maximum 10 hours online), and they must attend an approved report writing and standards seminar at least once every three years.

The National Home Inspector Exam (NHIE)

Compulsory Exam
Role: The compulsory examination standard mandated by the state board. Proctored testing centers are distributed via PSI throughout New Orleans, Baton Rouge, Lafayette, and Shreveport.
