The State of Hawaii does not license, register, or require certification for residential home inspectors. No Hawaii statute mandates pre-licensing education, minimum liability insurance, or standardized background checks.
However, the legal landscape is unique due to Hawaii Revised Statutes § 508D (The Mandatory Seller Disclosures law). Under HRS § 508D-9, sellers are legally permitted to rely on a professional home inspector’s written report to prepare their mandatory disclosure statements. If the inspector is negligent, liability can transfer, meaning real estate brokerages and clients on the islands will rarely work with an unaccredited or uninsured inspector.
Furthermore, Hawaii’s extreme volcanic microclimates, high-velocity coastal winds, heavy termite pressures (specifically the highly destructive Formosan subterranean termite), and widespread volcanic smog (vog) structural wear make localized expertise critical.
